Selling Your Home in the Fall: What Sellers Need to Know

Spring usually gets all the attention in real estate, but fall can be an excellent time to sell your home.

The market changes as summer ends. There may be fewer buyers actively looking, but the buyers who remain tend to be more serious. With the right pricing, presentation and marketing strategy, selling in the fall can actually work to your advantage.

If you’re considering listing your home this fall, here are a few things to keep in mind.

Fall Buyers Are Often Serious Buyers

By the time September and October arrive, many casual buyers have stepped away from the market.

The people still booking showings are often motivated by a real reason to move. They may have sold their current home, be relocating for work, want to purchase before the holidays or simply have been searching for the right property for months.

That can mean fewer showings than you might see during the busiest part of spring, but potentially more meaningful ones.

When selling in the fall, quality of traffic can matter much more than quantity.

Pricing Matters Even More

One of the biggest mistakes sellers can make in a slower seasonal market is pricing their home based on what they hoped it would have sold for several months earlier.

Real estate markets are constantly changing.

Interest rates, inventory, recent comparable sales and buyer demand all influence value. A home that is priced correctly when it first comes to market has a much better chance of attracting attention while the listing is still fresh.

Those first couple of weeks are especially important.

When buyers see a new listing that appears to offer good value, they are much more likely to book a showing. If a property enters the market noticeably overpriced, it can lose that initial momentum and eventually require a price adjustment.

The goal should be to price competitively from the beginning without unnecessarily leaving money on the table.

Take Advantage of Fall Curb Appeal

Fall can make a home look incredible.

Mature trees, colourful leaves and warm landscaping can create some of the best exterior photos of the year.

But there is a fine line between beautiful fall scenery and a property that looks like it needs work.

Before photos and showings:

Keep leaves off the driveway and walkways.

Clean out gardens and remove dead annuals.

Trim overgrown shrubs and landscaping.

Keep exterior lights clean and working.

Make sure gutters and downspouts look maintained.

Add a simple seasonal planter or wreath if it suits the home.

You want buyers to notice the property, not the maintenance waiting for them.

Make the Interior Feel Warm and Bright

As daylight hours become shorter, lighting becomes increasingly important.

Open blinds and curtains before showings and turn on lights throughout the home. Replace burned-out bulbs and consider using warm, consistent lighting instead of having different colour temperatures from room to room.

Fall is also a great opportunity to make a home feel comfortable without going overboard with seasonal decorating.

A clean entryway, a few neutral fall accents and a warm atmosphere can work extremely well.

You want buyers imagining themselves living in the home, not feeling like they have walked into a holiday display.

Pay Attention to Temperature

This sounds simple, but it matters.

A cold house rarely feels welcoming.

Once temperatures drop, make sure the home is comfortably heated before buyers arrive. That is especially important for vacant properties where thermostats are sometimes kept very low.

The same applies to fireplaces. If your home has a gas fireplace and it can safely be left operating during a showing, it can help create a comfortable atmosphere.

Prepare for Wetter Weather

Fall showings often come with rain, mud and wet shoes.

Have a clean entrance with a good mat and somewhere obvious for buyers to leave their footwear.

If you have pets, pay particular attention to floors and entrances. A muddy backyard can quickly become a muddy kitchen during a busy weekend of showings.

Small details like this help keep the home looking its best throughout the listing.

Make Sure Buyers Understand the Property

Fall can sometimes hide features that would be obvious during summer.

Pools may already be closed.

Gardens may be finished for the season.

Outdoor entertainment areas may not be staged.

Trees may begin losing their leaves.

If outdoor features are an important part of your property, good marketing becomes even more important.

Including professional photos taken earlier in the year, if available, can help buyers understand what the property looks like during other seasons.

The same applies to features such as irrigation systems, gardens, waterfront access, outdoor kitchens and extensive landscaping.

Be Prepared for the Calendar to Move Quickly

One challenge with selling later in the year is that the calendar starts working against you.

Thanksgiving arrives, daylight gets shorter and eventually buyers begin focusing on Christmas and holiday plans.

That does not mean homes stop selling, but activity typically becomes less predictable as the year progresses.

If you are thinking about selling in the fall, getting your home prepared and listed sooner can give you a larger window before the holiday slowdown.

It is also worth discussing what happens if the home does not sell before Christmas.

Depending on your situation, it may make sense to remain listed throughout the holidays, temporarily suspend the listing or reposition the property for the new year.

There is no one strategy that works for every seller.

Professional Marketing Becomes More Important

When there are fewer buyers in the market, simply putting a property on MLS and waiting becomes less effective.

Your home needs to stand out.

Professional photography, video, social media advertising, targeted online marketing and strong presentation can make a significant difference in how many buyers actually discover your property.

The objective is not simply to generate views.

It is to make sure the right buyers see the home and understand why it deserves their attention.

Should You Wait Until Spring?

Sometimes waiting makes sense. Sometimes it does not.

There is often an assumption that every home will automatically be worth more in the spring, but there is no guarantee.

Spring may bring more buyers, but it usually brings considerably more competition from other sellers as well.

In the fall, your home may be competing against fewer similar properties.

Before automatically deciding to wait several months, it is worth looking at the numbers.
